X Factor Coatings SWFL is a local, family-operated business. My dad, Leo, has been in the concrete coating industry for over a decade. Over the years, he saw exactly why cheap epoxy and confusing multi-finish systems fail in the Florida heat. He built this business to fix that problem.
He taught me the trade starting when I was sixteen. Together, we built X Factor Coatings SWFL around one strict rule. We do not offer a massive menu of cheap finishes. We focus exclusively on mastering the 3-layer full-flake system for residential garages and commercial spaces.

Proper preparation is the difference between a floor that lasts and one that peels. Our primary difference is our high attention to detail and strict surface preparation standards.
We never use acid. We use heavy-duty Lavina and Superabrasive diamond grinders to open the concrete pores. We pair this elite preparation with premium Simiron coatings to guarantee a strong, permanent bond. We do not cut corners.
